Ferndale Industrial Precinct will see the historic 19 ha Luddenham Quarry on Adams Rd, transformed into an agribusiness-focused industrial hub.

For decades, this site played a vital role in supporting Sydney’s urban growth, supplying essential clay and shale for Sydney’s brickmaking industry. The revamped site will continue to contribute to Sydney’s urban and regional growth by supporting a wide range of industries including agribusiness, construction waste management, logistics, and advanced manufacturing.

The precinct will also boost western Sydney’s economy, generating employment opportunities both during the construction phase and throughout ongoing operations.

The Ferndale Industrial Precinct, which will be developed in stages, is the first business in the Aerotropolis precinct to lodge an agribusiness DA and receive approval to develop Stage One – an Advanced Resource Recovery Centre.

The Advanced Resource Recovery Centre (ARRC), designed to process and recycle up to 85% of construction and demolition waste, is financed entirely by private capital, reflecting strong market confidence in circular‐economy projects. This self-sufficient funding accelerates delivery, frees up public resources for other community priorities, and signals growing industry demand for sustainable waste solutions in western Sydney. Stages 2 & 3 will develop purpose-built warehouses to support agribusiness and create local jobs. Stage 4 will rehabilitate the quarry void for future uses.

About the Name “Ferndale”

The name Ferndale has been synonymous with the site for over 150 years. Since the original land grant to John Blaxland was partitioned and sold in the mid-1800s, the property has been known by this name. While the exact origin of the name “Ferndale” remains unclear, it has endured through generations of owners as the land evolved through various agricultural uses, including grazing, dairy farming, horse agistment, and turf farming. As the site enters a new industrial chapter, retaining the name Ferndale serves as a respectful nod to its rural heritage while embracing a radically different future.

WHO WE ARE

Coombes Property Group owns Luddenham Quarry, which is located adjacent to the future Western Sydney International Airport. Coombes Property Group is in a joint venture (JV) with Renier Group (formerly KLF Group) to develop the quarry into an innovative recycling hub and industrial precinct, which will include an Advanced Resource Recovery Centre (ARRC).
